Behind the scenes, Alpnhaus runs independently. With Wi-Fi, hot showers, cosy heating, a fully equipped kitchen, Smart TV, Sonos speaker and all the little comforts of modern living. And yes, plugs to recharge devices.

Fully self catering and thoughtfully equipped, the kitchen has everything you need to cook and dine in comfort.
A full-sized gas cooker, fridge freezer, quality cookware and thoughtful pantry essentials are all provided.
Simply bring the ingredients—or have them delivered. If they arrive before you, we'll happily put them away, so everything is ready when you arrive

Your wood-fired hot tub is freshly filled with natural Scottish spring water before every stay. There are no chemicals or recycled water—just Scottish spring water, heated the traditional way over a wood fire. Set just outside the bedroom, it's yours to enjoy throughout your stay

We'll have the hot tub warmed and ready for around 6 pm each evening, or earlier if possible by arrangement. If you'd like another soak later or the following morning, simply light the fire using the logs we provide. It's all part of the experience of slowing down and enjoying life at a different pace.

As evening falls, step into the warm water and watch the stars appear above. With some of Scotland's darkest skies overhead and little to disturb the silence, it's a place to slow down and simply take in the moment. Guests often spot deer, foxes and owls while relaxing in the tub, and on clear nights the Milky Way stretches overhead.

Each morning, we'll quietly deliver a generous Alpine breakfast basket to your door at a time that suits you. It's the perfect start to a slow morning in the Scottish Borders. And if you'd rather linger beneath the covers a little longer, don't worry—we won't wake you.

Your breakfast is filled with fresh breads and pastries, locally sourced eggs, fruit, yoghurt, cereals, fresh coffee and orange juice, with a selection of cheeses and cured meats inspired by the Alps. We use local and seasonal produce wherever possible, and vegetarian options are available.

Take breakfast out onto the balcony or enjoy it from the comfort of the chalet while planning the day's adventures—or deciding not to have any at all. It's all about slowing down and savouring the simple pleasures.

Step outside and make yourself at home. Enjoy morning coffee on the balcony, read a book on the swing hammock, or simply sit back and take in the peaceful views across the hills, woodland and surrounding countryside.

Cook outdoors on the barbecue or sit around the fire pit as the sun sets, it's a lovely way to end the day. Lumpwood charcoal is provided for the barbecue as is wood for the fire pit.

Alpnhaus is surrounded by wildlife and beautiful scenery. You may spot red squirrels in the trees, deer, foxes and birds of prey, or listen for tawny owls after dark.
The wildlife pond is at the heart of it all, attracting frogs, dragonflies, herons and wild ducks, helping to create the rich natural environment that makes Singdean so special.
With woodland walks, streams and waterfalls all around, nature is never far away.

Although Alpnhaus feels wonderfully tucked away, it's easy to reach by car.
Situated next to a beautiful Scottish road, we are easy to get to. Just 90 minutes from Edinburgh and Newcastle but feeling like a different world.

Free private parking is available just a few steps from the chalet, making arrival simple and unloading effortless. Easy to unload and quick to relax.

Alpnhaus is tucked into the hillside in the grounds of 14th Century Singdean which used to belong to Jedburgh monastry. The name of our house, area, burn and forest is Singdean. There are no other houses for miles and yet Singdean is written on maps.
I remember when we first drove up to Singdean in 2012 - the road becomes quieter, more wiggley and higher -almost like a mountain pass. We were getting more and more happy— the fields give way to open moorland and forests, the houses fade from view, and we thought ‘this is perfect’!
When you’re here, it feels like Singdean is giving a gentle hug. Many of our guests feel the same way. We felt it when we first came to view Singdean, in fact it made me cry. There’s something special here.

When snow falls at Alpnhaus, it feels truly magical. I absolutely love it! We can still get proper old-fashioned snow here — over-your-knees snow, snowman snow, snow angel snow — the kind that makes you want to hurry outside and leave the very first footprints.
Del is always up early, clearing the driveway and making sure everything is ready to welcome our guests, whatever the weather. The snowplough works through the night to keep the road open, and by morning it's usually safe and easy to drive. We have an ordinary car (not a 4x4) fitted with winter tyres, and it copes perfectly well.
As the days grow shorter and the air turns crisp, Alpnhaus becomes a true winter retreat. Surrounded by rolling hills and forest, it's the perfect place to slow down, wrap up warm and embrace the quieter season. Winter brings a different kind of beauty to Alpnhaus. Frosty mornings, clear star-filled nights and peaceful landscapes create the perfect setting to switch off, slow down and enjoy life's simpler pleasures.

When it’s snowy, the hot tub becomes something truly magical. We’ll clear the snow, light the fire, and have it perfectly warmed to around 39°C — ready for you to step into and unwind beneath the stars.
On clear nights, the stars seem even brighter, and you may even spot wildlife passing quietly through the snow.

Built like a mountain chalet, Alpnhaus stays wonderfully warm and cosy whatever the weather outside.
After a day exploring frosty forests or nearby trails, return to a cosy chalet with central heating, soft blankets and warm lighting. Watch the snow fall through the picture window, pour a drink and settle in for the evening.
Winter at Alpnhaus is about cosy mornings, fresh countryside walks, steaming mugs of coffee and evenings beneath star-filled skies. Whether the hills are green, frosted or snow-covered, it's a wonderful place to escape the everyday

Alpnhaus is completely off-grid, powered by batteries and a backup generator, with fresh spring water flowing directly from our own land.

Alpnhaus wasn't bought—it was created. We designed and built every part of the chalet ourselves, some with help, carefully choosing natural materials and handcrafted details to create a place that feels warm, welcoming and unlike anywhere else.

The answer is a gentle no.
Part of what makes Singdean so special is its peace. When you stay at Alpnhaus, you are our only guests. There are no neighbouring cabins, no shared facilities and no crowds — just complete privacy, surrounded by hills, woodland and wildlife.
We've never wanted to become bigger. The world already feels busy enough.
Instead, we've chosen to protect what makes this place unique: somewhere you can truly switch off, breathe deeply, sleep well and simply enjoy being together.
Singdean is our home, and sharing it with others is a privilege we never take for granted. The greatest compliment we receive is when guests tell us they felt the same sense of calm and belonging that captured us all those years ago.
Every person who stays here becomes part of Alpnhaus's story, adding another chapter to a place built with love, patience and care.
